Palm Coast has been one of the fastest-growing cities in Florida for several years running — and the growth shows no signs of slowing. New subdivisions, new retail, new restaurants, and thousands of new residents arriving every year.
For retirees, this growth is genuinely exciting in some ways and genuinely concerning in others. I've been serving Medicare clients in Palm Coast and Flagler County for years, and I've watched the community transform. Here's my honest assessment of what the growth means for retirees in 2026.
The Growth Numbers
Palm Coast's population has grown from roughly 75,000 in 2010 to over 115,000 today — a 53% increase in 15 years. Flagler County as a whole is approaching 160,000 residents.
The growth is driven by:

What's Getting Better
Infrastructure Investment
Growth brings tax revenue, and Flagler County has been investing in infrastructure. Road improvements, new parks, expanded library services, and upgraded utilities are all part of the picture.
The I-95/Palm Coast Parkway interchange improvements have reduced some of the traffic bottlenecks that frustrated residents for years. More road projects are in the pipeline.
Retail and Dining
The retail and dining scene in Palm Coast has improved dramatically. What was once a community that required a drive to Daytona or St. Augustine for most shopping and dining now has a much broader local offering. New restaurants, specialty retailers, and services continue to open.
New Medical Facilities
AdventHealth Palm Coast has expanded its services, and several new medical office buildings and specialist practices have opened in recent years. This is directly relevant to Medicare beneficiaries — more local specialists means less driving to Daytona or Jacksonville for care.
What's Getting Harder
Healthcare Access Still Lags Population Growth
Here's the honest truth: Flagler County's healthcare infrastructure has not kept pace with population growth. Despite improvements, Palm Coast still has a physician shortage relative to its population — particularly for specialists.
For Medicare beneficiaries, this means:
- Longer wait times for specialist appointments
- Some specialists still require driving to Daytona Beach, St. Augustine, or Jacksonville
- Fewer Medicare Advantage plan options than larger markets — Flagler County typically has 15–25 Medicare Advantage plans available, compared to 40–60+ in Duval County
If you have complex medical needs requiring frequent specialist care, this is a real consideration.
The Hospital Situation
AdventHealth Palm Coast is the primary hospital serving Flagler County. It's a solid community hospital — but it is not a Level I or Level II trauma center. For major trauma, cardiac surgery, complex cancer treatment, or other high-acuity care, patients are typically transferred to Halifax Health in Daytona Beach or to Jacksonville.
This has Medicare implications: if you're on a Medicare Advantage HMO, make sure your plan covers the hospitals you'd actually be sent to in an emergency. Some plans have narrow networks that create coverage gaps for out-of-county transfers.
Traffic and Congestion
Palm Coast's road network was designed for a much smaller city. The rapid growth has created congestion on major corridors — particularly Palm Coast Parkway, Belle Terre Parkway, and the US-1 corridor.
For retirees, this affects quality of life and, practically, the time and effort required to get to medical appointments. If you're evaluating neighborhoods, proximity to AdventHealth Palm Coast and major medical offices is worth factoring in.
Housing Costs
Palm Coast was long known as an affordable alternative to other Florida retirement markets. That affordability advantage has narrowed significantly. Median home prices have risen substantially, and the combination of higher home prices, elevated insurance costs, and rising property taxes has changed the financial calculus for many retirees.
That said, Palm Coast remains more affordable than most of coastal Florida, and the value proposition — especially for retirees coming from high-cost northern markets — is still compelling.

The Drive Factor
